By proceeding with a room booking without personally viewing the room type, layout, condition, or location, you acknowledge and accept that you are booking at your own discretion and risk.

Requests for room changes after check-in—including changes due to personal preference, layout, size, or location—cannot be guaranteed. Approval of any room move is strictly subject to availability and management discretion.

Residents who choose to book without viewing the room in advance understand that they are not automatically entitled to a room change if the assigned room does not meet their expectations.

The property accepts no responsibility for dissatisfaction arising from personal preferences that could have been addressed or clarified during a pre-booking viewing.

By completing your booking, you confirm that you have read, understood, and agreed to these terms relating to room viewings and room move limitations.

Orla Student is not responsible or liable for the provision or payment of any additional licensing fees and charges, related to radio, broadcasting and TV services (live or on-demand) for any accommodation, in any of the countries we operate in.
It is the responsibility of the resident to ensure they have covered and arranged for the payment of any additional fees that may be required within the country they reside in for the duration of their university education. This includes fees, subscriptions and mandatory charges for watching or recording live television, or using any online players and broadcasting services on any device within the property.

In accordance with applicable European Union sanctions regulations and anti-money laundering requirements, we may conduct sanctions, Politically Exposed Persons (PEP), and other identity and compliance checks on all applicants, tenants, authorised residents, and guarantors. By making an application, moving into a property, or submitting information in support of another person’s application as a guarantor, you acknowledge and consent to these checks being carried out. Where required by law, any confirmed or suspected sanctions matches may be reported to the relevant competent authority.

Deposits vary by property. Your deposit is held securely by us in a locally ring-fenced bank account for the duration of your tenancy, and will be returned to you at the end of your contract in accordance with the terms of your tenancy agreement. For the exact deposit amount, please refer to the contract section on the room page under tenancy price.
The deposit you pay when making your application cannot be used towards any rent instalments, as it must remain secured in our ring-fenced account throughout your tenancy.
Your deposit will be returned once your tenancy has ended and your room has been inspected. The final amount refunded will depend on any outstanding charges and any damage found in your room or in the communal areas of your apartment. Please refer to your tenancy agreement for full details. Refunds may take up to 28 working days to be processed after the end of your tenancy period.
All deposits are held directly by us and are not part of an external deposit protection scheme. Therefore, all communication regarding your refund will come from us, and you will be asked to provide the bank details required for the return of your deposit.
Please note that if you request your deposit to be repaid to a non-EU/EEA bank account, additional bank charges may apply. All refunds will be processed in EUR (Euros), and the receiving bank account must be able to accept euro payments. This policy also applies to any other refunds, such as rental refunds.

Orla Student does not charge a booking fee. When you accept your room offer, you’ll be asked to pay a deposit to secure your room. This deposit is held by us in a locally ring-fenced bank account for the duration of your tenancy and is refunded at the end of your contract in accordance with your tenancy agreement.

- The tenant must have a valid tenancy agreement of thirty (30) weeks or more (unless stated otherwise) and have paid the rent due under the tenancy agreement, without any outstanding rent or other sums due to us or the landlord to be eligible to receive any incentive or promotion.
- Withdrawal from the tenancy agreement at any point invalidates all promotions and/or offers and any promotional credit paid, or value of goods given, may be recovered either through cash repayment or from the tenant’s deposit.
- For a promotion, offer or other incentive to be valid, the tenant must have complied with all obligations set out in the tenancy agreement or otherwise.
- In order for a promotion, offer or other incentive to be claimed, the relevant, valid, and correct promotional code must be entered by the tenant at the time of booking by either entering the code online or submitting the code to an authorised Orla Student employee, who is taking the booking. Orla Student, as well as any other trading name or brand of Orla Limited shall hereby be collectively referred to asOrla Student. A code submitted after the time of booking will not be valid. Orla Student accepts no responsibility for codes not received by us.
- If a promotion, offer or other incentive has been claimed and includes the payment of cashback or some other form of financial payment, it is the tenant’s responsibility to ensure the correct payment information is provided to Orla Student in order for Orla Student to complete the promotion, offer or other incentive and Orla Student has no liability for non-payment or non-delivery of any incentive, promotion and/or offer due to incorrect details being provided by the tenant. Any such payments sent to the incorrect bank account will not be recoverable and/or will be subject to a recovery fee.
- Orla Student will use reasonable endeavours to reach the tenant to request information to allow it to make payment, fulfil the promotion or offer, or apply the discount. If such information is not received, Orla Student reserves the right to issue an alternative, or withdraw the incentive, promotion and/or offer at its absolute discretion.
- Promotions, offers, or other incentives are non-transferable.
- Goods and vouchers issued by Orla Student have no value, are non-transferable and cannot be exchanged for cash or anything else.
- The time between correctly accepting any promotion, offer or other incentive and it being credited to your account and/or delivered may vary. Orla Student shall not be liable for any delays in this regard or for any consequences of any delays, which may occur.
- Promotions, offers and/or incentives cannot be used in conjunction with any other promotion, offer and/or other incentive. Attempting to use multiple promotions, offers and/or incentives can result in all promotions, offers and/or incentives being withdrawn.
- All promotions, offers and/or incentives are subject to availability and Orla Student has total discretion as to whether to honour a promotion, offer and/or incentive or not.
- Orla Student reserves the right to amend the Terms, the parameters of any promotion, offer and/or incentive or to discontinue any and all promotions, offers and/or incentives at any time, without notice.
- Claiming any promotion, offer and/or incentive implies acceptance of the Terms.
- Certain promotions, offers and/or incentives are unavailable at certain properties.
- Orla Student has sole discretion to withhold the payment and/or delivery of any promotion, offer and/or incentive if the Terms have not been complied with, or for any other reason.

Important: Grade-related cancellation options vary by property and may not be offered at all locations. Please check the specific property page to confirm whether this policy applies to your booking.
1ST YEAR APPLICANTS AND 1ST YEAR POSTGRADUATE STUDENTS ONLY
If you are a prospective first-year Undergraduate or Postgraduate student and your offer of a place at your chosen University or Higher Education Institution is withdrawn because you did not meet the required entry grades, you may be eligible to be released from this agreement.
You must provide written evidence from the University confirming that you do not have a place within 3 calendar days of your results being published (and no later than 28th August, whichever is sooner). If accepted, we will release you from the contract and refund your deposit in full.
You may also be eligible for release if you are a prospective first-year Undergraduate student who chooses to attend a different university because you have exceeded your expected grades.
To apply for cancellation under either of the above circumstances, you must:
- Send an email from the same email address used for your booking to [email protected], or to your property email address if already in residence, confirming that you wish to cancel. Please include your full name and the details of the property booked; and
- Provide the required documentation: a written rejection letter from your chosen university/college confirming you did not meet the entry requirements, or written proof from your new university confirming your acceptance.
These documents must be received within 3 calendar days of your results being published (and no later than 28th August).
Once the documentation is received and verified, we will cancel your agreement and process the refund of your deposit within 30 days.
If you do not provide the information within the required timeframe, you will remain liable for rent for the full duration of the tenancy until a suitable replacement tenant is found and the room is successfully re-let.
2ND YEAR & SUBSEQUENT YEAR STUDENTS
Important: Once you accept the offer and pay the deposit, the booking is complete, and you enter a legally binding contract. Please ensure you fully understand the terms before accepting.
You may cancel your tenancy agreement within 7 calendar days of booking (the Cooling Off Period) by emailing [email protected] or your property email address if already in residence.
If cancelled within this Cooling Off Period, your deposit will be refunded in full. Please note that refunds may take several weeks depending on processing timelines.
Outside the Cooling Off Period, cancellation will only be authorised if:
- A suitable replacement tenant is found,
- Any applicable legal notice period under current legislation applies, or
- Your place at your University or Higher Education Institution is withdrawn because you did not achieve the grades required to proceed to your next academic year.
To apply for cancellation on academic grounds, you must:
- Email [email protected] or your property email address from the email used for booking, confirming you wish to cancel and including your full name and property details; and
- Provide a letter from your university/college confirming that the required results were not achieved and that your place has been withdrawn.
These documents must be received within 3 calendar days of receiving the university’s confirmation.
If this confirmation is received after your tenancy period has started, you will remain liable for rent from the start of the contract until a suitable replacement tenant is found and the room is re-let.
Once the documentation is verified, we will cancel the agreement and refund your deposit within 30 days.
If you fail to provide the required documents within 3 calendar days, your deposit will not be refunded, and you will remain liable for rent for the entire tenancy period until a replacement tenant acceptable to the landlord is found.
Please note: Deposits cannot be transferred to another applicant or another year.

International Visa Applicants Only
Before Your Tenancy Period Has Commenced:
Should you fail to be granted your visa Before the tenancy agreement has commenced, you must:
- Send an email from the email account you booked with to: [email protected] or to your property email address if already in residence confirming that you have failed to obtain the required visa and that you wish to cancel the tenancy agreement, stating your full name, details of the property booked; and
- Send the official notification of visa failure that you have received from uk visas & immigration.
These document(s) must be received by us within 3 calendar days From the date you receive this notification, and must be received before 20th september for academic year bookings.
If this confirmation is not received by this date and your tenancy period has started, you will be liable for the rent from the start of the tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.
Providing we receive the correct documentation in the stated time period, you will be released from the tenancy agreement and your deposit will be refunded.
After your tenancy period has commenced:
If your tenancy period has already commenced, and you have not collected your keys you will be held rent liable until a suitable replacement tenant is found.
If your visa is revoked after collecting the keys you must notify the property team immediately (within 48 hours of receiving official notification) by emailing [email protected] Or your property email address if in residence.
You will be required to provide written or email confirmation that the visa has been revoked by providing official documentation from uk visas & immigration, and a letter from the university confirming your release.
You will be unable to remain at the property however will be held rent liable until a suitable replacement tenant is found, or until the end of any applicable legal notice period that applies under current legislation.

Rent is due 14 days before the contract start date if paying in instalments or on 1st August before the contract start date if paying in full in a single instalment, and rent must be paid before a student can move in to the property. It is very important that students communicate any difficulties meeting this obligation to the Property Manager as early as possible to prevent any issues.
If agreed by the Property Manager*, and providing the correct supporting evidence is supplied, students may be allowed to defer the first payment of rent to fit in with student loan schedules, for example.
If agreed, a minimum of 2 weeks’ rent* must be paid before the student moves in and any deferment of rent is subject to an admin fee of €50 to set up the deferred payment schedule which will also need to be paid before the student moves in.

A summer booking is defined as any booking starting and ending between the 1st June and 30th September (inclusive), outside of the normal academic year allocations and pricing structure operated by Orla Student.
Anyone booking a short stay at an Orla Student property during the summer period can save up to 20% on our standard pricing.
- 0-4 week stay – Standard Summer Pricing
- 4-6 week stay – Save 10%
- 6 weeks+ – Save 20%
Current students (extending their stay at an Orla Student property can save up to 33% (based on our standard pricing) when booking 6 weeks inclusively at their property. Ask a member of the team for more information.

These summer prices do not include any other incentives or promotions which may or may not be offered separately, and availability can be confirmed by the property teams on enquiry.
